When West Chester University needed to restore the weathertight envelope across multiple campus buildings, they partnered with Waterproof Caulking & Restoration for a full-scale sealant replacement project.
Spanning four-plus buildings and completed in a tight 1-to-3-month window, the project required precise execution, minimal disruption to campus operations, and materials built to withstand decades of Pennsylvania weather
The Challenge
As one of the largest universities in the Pennsylvania State System of Higher Education, West Chester University operates a dense mix of historic and modern buildings that see year-round foot traffic from students, faculty, and visitors. Over time, the existing exterior sealants on several key buildings had begun to fail cracking, separating from substrates, and losing elasticity. Left unaddressed, compromised sealant joints allow water infiltration, which accelerates masonry deterioration, damages interior finishes, and drives up long-term maintenance costs.
The project presented three core challenges:
- Scale: Coordinating sealant restoration across four-plus buildings within a single campus-wide program.
- Access: Reaching high-elevation joints on multi-story facades, gables, and rooflines safely — without disrupting pedestrian traffic below.
- Minimal disruption: Working around an active academic calendar, with crews staging equipment and scheduling high-noise activities to avoid class hours and peak campus flow.
Our Approach & Scope of Work
Our team developed a phased execution plan that allowed crews to move efficiently from building to building while maintaining strict quality control at every joint.
Inspection & Joint Assessment
Every façade was walked, mapped, and documented before work began. Failing joints were identified, measured, and prioritized for sequencing.
Full Sealant Removal
Old, deteriorated sealant was cleanly cut out and removed down to sound substrate — new sealant only performs as well as the surface it’s applied to.
Joint Preparation
Joints were cleaned, backer rods reset where needed, and all priming was done to manufacturer specification to ensure long-term adhesion.
Premium Pecora Sealant Installation
We specified Pecora high-performance sealants — an industry leader offering superior elasticity, UV resistance, and adhesion on masonry, concrete, and metal substrates.
Safe Elevated Access
High-elevation work was performed using boom lifts and appropriate access equipment, with full OSHA and campus safety protocols observed throughout.
Quality Control & Cleanup
Every completed zone was inspected before sign-off, and all worksites were fully cleaned and restored to campus-ready condition.
